Direct access, quality waterfront land on the Gold Coast is fast drying up and the $1 billion plus Calypso Bay master-planned residential development in the northern Gold Coast growth corridor will provide much of the future supply.

Dec 09, 2010 – Calypso Bay is the last major waterfront land development approved on the Gold Coast and under current Queensland Government legislation it is likely to be the last canal sub-division permitted.

It is being undertaken by the Roche Group and already 124 waterfront lots have been developed and sold and the majority of them now have houses built on them. There are approximately 80 houses either completed or under construction at Calypso Bay.

Roche Group’s Kyle McKendry said Calypso Bay was a visionary development and as the other waterfront projects on the Coast reached maturity and sold out of vacant land it would come into its own.

“The size and quality of housing that has been constructed at Calypso Bay has set a high standard and with our wide, deep waterways and generously sized allotments the appeal of this project can only continue to increase,” he said.

Mr McKendry said there was currently about $20 million in residential development underway at Calypso Bay and blocks had been selling consistently. He said the latest stage, 4A had met with strong demand and there were currently 20 allotments remaining in this release. Land is priced from $550,000 and the blocks range in size from 790 square metres to 1072 square metres. Waterfrontages average approximately 19 metres.

Mr McKendry said Calypso Bay purchasers were a mix of existing Gold Coast residents relocating from older, established suburbs and also Brisbane residents seeking a waterfront lifestyle while still being able to commute to the CBD for work. The development is only 10 minutes drive from the M1 Motorway and roughly 40 minutes to the centre of Brisbane.

Calypso Bay is located just west of the Jumpinpin Bar on the main boating channel connecting the Broadwater and Southern Moreton Bay so it is perfectly positioned to enjoy a boating lifestyle.

Mr McKendry said the Calypso Bay marina, which would ultimately provide 250 berths, was very popular and home to a wide range of pleasure craft whose owners lease berths. The Irish themed waterfront tavern, Harrigan’s Drift Inn was a community favourite and was trading extremely well and the development’s landscaped gardens and walking paths were also popular with local residents and visitors to Calypso Bay, he said.

“We have some exciting new development plans that we will roll out early next year that will provide yet another new dimension to living at Calypso Bay and the activity that is underway around our project is also bringing a renewed focus to the area,” he said.

Mr McKendry said the announcement that the Coomera Town Centre was about to start and also that two more railway stations and several news schools were planned was all positive.

“Major national development companies have just kicked off more than one billion dollars in residential projects in this corridor and we expect that number to grow so over the next decade the Pimpama and Jacobs Well area is going to change dramatically,” he said.

“We liken it to when Sanctuary Cove was first launched in the early 1980’s and provided the catalyst for the development at the northern end of the Gold Coast. “Calypso Bay is actually doing exactly the same thing just a bit further north.”
